Top 5 must-have features in new build custom homes on the Costa del Sol

When searching for your dream new build home on the Costa del Sol, you would most likely expect to make a few compromises, and end up buying a property that is close to your vision but not 100 percent perfect.  Whereas, when you make the decision to design and build your own custom home in Marbella, you have the freedom to cherry pick the best elements of modern house design.

Modern style villas are extremely popular in Marbella and its environs, as they not only deliver an attractive aesthetic, they often provide a contemporary open plan layout, advanced technology and use sustainable building techniques and materials. Making the home a future proof investment, that is both comfortable and convenient.

Today’s buyers expect new generation homes to be more than just an attractive building, they want a home that reflects their personality, lifestyle and values. The emphasis amongst buyers of new build villas is increased focus on sustainability. As buyers become more environmentally aware, there is a desire to create ‘green’ bespoke homes that align with their values.

According to m2Casas’ architects and home construction teams, here are the most popular must-have features in today’s new build homes.

1. Indoor /outdoor living

Modern living, particularly on the Costa del Sol dictates that most homebuyers today want new build villas to feature a seamless indoor / outdoor flow.  The all-year-round sunshine in Southern Spain means that your garden and terrace are an extension of your living area, there is no requirement for a clearly defined interior space and outdoor space.

Instead, floor to ceiling windows and patio doors providing easy direct access between the in and outdoors is the must-have feature in today’s custom homes. Ideally a garden will feature a swimming pool, Spa or plunge pool, and depending upon the size a terrace could be equipped with an outdoor lounge, dining area, kitchen, BBQ or chillout zone, as it is outside where most of the homeowner’s entertaining will take place.

2. Stylish open-plan kitchens

The penchant for open plan living, means that a kitchen must be sleek and stylish, with plenty of clever storage features. There is no one size fits all with regards to style, layout or materials, but the unifying feature is that they must provide everything required to cook up a gourmet meal yet look like a stylish oasis of calm when the job is done.

3. Smart technology / home automation

Technology and innovation move at an incredible rate and there are Apps to control everything from turning on the lights to closing blinds and regulating the temperature. Most luxury new build homes include pre-installation for smart home technology and homeowners who are building bespoke villas have the option of creating a tailor-made solution, featuring personalised technology solutions.

4. Underfloor heating

Even in Marbella which is warm virtually all-year-round- there is still a definite winter season, which means that bathroom floors, whether marble, ceramic tile or wood, will feel cold. Underfloor heating is a must have in all modern house designs ensuring a bathroom is a cosy and comfortable retreat.

5. Sustainability

Energy efficiency is a key element of sustainable luxury home designs in Marbella, with features like smart thermostats, thermal insulation and solar panels. m2Casas architects recommend implementing these measures to help save energy and reduce bills.

In addition to energy saving measures sustainable architecture and construction methods require the inclusion of environmentally friendly measures aimed at reducing the building’s carbon footprint, like using locally sourced stone and eco-friendly recycled and reclaimed materials.

Would including solar panels in bespoke villa plans reduce my energy bills?

Yes, photovoltaic solar panels capture and convert the sun’s energy to create electricity. As long as the sun is shining (which is does virtually all-year-round in Spain), the PV solar panels will continue to generate electricity. If you have a solar battery, you will be able to store the excess electricity to use at night when there is no sunshine.  Solar panels are often included in modern house designs, as they reduce the properties carbon footprint and energy costs.
